Advanced Lead Routing (ALR) gives you the opportunity to manage the lead flow within your team to assign leads to specific agents based on various rules. This could include things like home price, area (city/zip), address or a specific MLS #. The property that results in a new lead signing up dictates which agent is assigned the lead, based on the rules created within ALR.
Enabling Lead Routing
For Advanced Lead Routing rules to take effect, you must enable ALR by toggling on the button at the top of the screen. Once enabled, rules will be trigged from top to bottom, based on whether a property matches any of the defined rules.
Keep in mind that an agent must be set to receive leads on the Agents page to receive leads, regardless of the settings defined on the ALR screen.
Creating Rules | Conditions
An ALR Rule can consist of one or more conditions. The available conditions to create rules consist of:
- Home Price
- Source (e.g. Great Agent Lead Package or Realtor.com if you import leads from a third-party source)
- Zip Code
- City
- Address
- MLS Number
- Property Type (e.g. Condos)
- Lead Type (e.g. Buyer or Seller)
When creating a rule, you can set the criteria to consider Any or All of the conditions before assigning an agent.
Creating Rules | Assign To
After setting the conditions for a new ALR Rule, you can then set which agents should receive leads based on the defined conditions. First, select the desired agent to be considered in the rotation. Then, set how many leads the agent should receive per round. For instance, if you have two agents receiving leads, but you want Agent A to receive twice as many leads, you would set:
Agent A - 2 leads per round
Agent B - 1 lead per round
Editing/Managing Rules
The conditions and agents assigned within a rule can be edited simply by adding or deleting the existing criteria.
You can also drag rules up and down, to modify the order in which rules are considered when a new lead signs up. To rearrange the order of your rule, click and drag the top-left section of the rule. You will then see the rule is selected and moveable within the page.
Default Rule
If a lead comes in that does not match any of the defined rules, they will be assigned to the next agent in the rotation, as defined by the standard Great Agent routing rules.
