Voicemails
Additionally, please find included our recommended baseline script for when the call hits voicemail. We recommend not leaving a voicemail on the first call and making a followup call (with a voicemail) 60 minutes after the first call.
Voicemail Script (Keep it short & sweet)
Hi [Lead Name],
This is [Agent/Associate name] with [Brokerage], I was just calling to introduce myself. My number is [Phone #]. Please give me a call back so that we can discuss your home search. Thank you so much, [Lead Name].
Connected Calls
A connected call will be a variation of the cold voicemail, but shorter and creating dialogue. With a connected call, you want to make sure that you've introduced yourself, your services, and end with a call to action or question. You want to collect as much information on the prospect as possible.
Don't let the conversation settle on your dialogue -- they will fall asleep or become disinterested. Have the lead engage with loaded questions to direct how you can help them find their next home.
These questions will prompt follow-up answers. You want to make sure that as you address their needs, you aren't letting them fall asleep and you follow up with recommendations or next step actions before they lose interest.
First Contact
Hi [Lead Name],
This is [Agent/Associate name] with [Brokerage], I was just calling to introduce myself. I see that you've recently visited one of my websites looking for a home in [City].
[Reference the area the home was located which prompted the lead to sign up on your website]
- Ask questions related to the area. "There are some great schools nearby, do you have kids in school?"
[Talk about the price range they are considering]
- Do they need to speak to a lender?
[Ask if they are working with another agent]
[Identify their buying timeline]
- Remember, 2 years often turns into 6-12 months
- If a long time period, find out why
[Learn more about the home details]
- How many bedrooms and bathrooms?
- "I saw that this home has a pool, is this something that you're looking for in your next home?"
- Identify ways to customize their e-Alerts
[Close by asking for an appointment]
- "I'm going to be in the area this weekend. Can I show you a few properties that meet your criteria?"
